House Viewing Advice

Identifying the area

Whilst viewing the inside and outside of the property is an important part of the property buying process, it is also important that you take a good look around the area that the property is based within too. When deciding on whether it is the right area for you to purchase a property, you should look around the area during both the daytime and later as well. This will help give you a clear indication in whether the area is suitable for you and your needs.

Budgeting

Before going around different properties, it is important that you set yourself a budget that you should try and follow as closely as possible. With the budget that you are setting, you should discuss the funds available with your estate agent, so that they clearly know what you have to work with, and what you are expecting from the budget that you are setting.

Taking a friend

Upon attending a viewing, it is a good idea to take a friend or relative with you, who can assist you with the property viewing process. Having another unbiased opinion by your side will provide you with a reliable second opinion. This additional person may also be able to help you find any problems that you are not able to spot straight away, helping you choose the best possible property!

Multiple viewings

With Big Estates, there is no rush or pressure into buying a property, since we want to make sure that you receive the property that is best suited to your needs. Because of this, we welcome you to take multiple viewings of a property, to help you understand the true feel of the property.

Identifying work

When buying a property, it is important to understand how much work needs to be done to the property before the property becomes the ideal living space. Depending upon your needs, you may want to purchase a property that has minimal work required, or a property with more work required, but may provide you with a better price! When identifying work, you should also ask what modifications have been made to the house, as this may introduce issues further down the line. An important element of identifying work is to ensure that all the utilities are functioning as expected.

Understand your requirements

To find the perfect property for purchase, you will need to have a clear understanding of the property that you are after, and all the property features that you are searching for. With your requirements, communicating with the estate agent will be the best way to ensure that you are shown the most suitable properties. By telling the estate agent of your needs, they will be able to adapt the property search to only show you the best!

Right to search

Whilst viewing a property, it is going to be a large purchase for you to make, so you need to make sure that you be as thorough as possible with your search. This will involve searching through cupboards and other locations that aren’t instantly visible. Don’t be afraid to ask to view areas such as the loft, as each part of the property is equally important. Giving the property. a thorough searching will also help you to identify if there are any hidden issues with the property, such as damp.

Fittings included

With the purchase of a property, you should also establish a clear understanding of what will be involved within the property when it is purchased. What will be remaining will depend upon what the previous owner is deciding to leave. This will involve asking about features such as whether cooking facilities will be left in the home and any railings, etc.

Honest feedback

After going through a property, it is important to ensure that the feedback you provide to the estate agent is honest, reflecting your opinion. By giving this feedback to the estate agent, they will be able to adapt their understanding of your requirements, helping you to find your dream property quicker.
